House Rules

  • No parties or events allowed.
  • No smoking allowed. $450 per day smoking fee for each day you are in/at the property smoking when you are not supposed to be.
  • No pets allowed, $500 Fee for violating this rule.
  • No unregistered guests allowed. 
  • Please respect check-in and check-out times. 
  • Occupancy Limit: Up to 2 people, if this number is exceeded these people will automatically be vacated for trespassing.
  • No illegal substances allowed on the premises.
  • This is a self check-in property, you certify that you are willing and able to follow the instructions that you are being provided in the house manual or the check-in guide.
  • If you have a complaint about any aspect of the property upon addressing this complaint to Airbnb, you are authorizing us to come into the property and to solve the problem, fix anything, repair the home or ensure the home is clean up to the standards that you require. We do not need permission to access the property if there is something that you deem unsuitable that needs remedy.
  • Late Checkout Fee: None authorized late check outs more than 30 minutes past check-out will incur a $50 late check-out fee. If you hold possession of our property for more than 2 hours we will charge you for an additional day (this does NOT award you possession for the additional day). It is penalty for holding possession beyond when you are supposed to as you can negatively impact future reservations and housekeeping. (Additional day is base rate without discounts)
  • Additional Cleaning Fee: If the property/home is extremely dirty after check-out beyond what a courteous guest would normally leave a home in there will be an additional $100 cleaning charge.
  • If you have any undeclared guests there will be an additional charge and could lead to removal of the reservation if any of these people are deemed unsuitable guests.
  • Violating any portion of house rules will be grounds for immediate termination of the reservation without refund.

Directions

This is a large acreage property (100+ acres) and there are other buildings on the property please FOLLOW arrows on the map to go to the correct getaway! (Read more below).

We recommend using Google Maps as other navigation providers are terribly inaccurate in our area.

Also if coming from the east and traveling along I-90, we recommend that you take the thru way all the way to exit 31 (Utica) as it's only a few minutes longer of a drive but much better roads.

Enter into the MAIN driveway for The AKaydia (property name) is about half a mile long and has two very large flower pots out front (Green and 7ft tall).

You will enter the main driveway and drive a little less then half a mile until you come to a split in the driveway (yellow star on map). At the first split, please take a right. After, you will drive straight and will see The Scenic Orchard (red pin on map). Please refrain from using the back property driveway as this leads to Hickory Outlook (not your getaway).

If you would like please leave us a note in our guest book - only if you want to! We ask that you're considerate of the getaway but other than that there are no check out instructions.

We have a professional cleaner that cleans, sanitizes and makes sure the getaway is up to correct standards for the next guests! The full cleaning fee you pay 100% goes to our cleaning crew.

Fire Pit Instructions

Fire Table Instructions

1. Locate a silver or yellow knob on the right side of the concrete fire wall (if you are facing the view with fire pit directly in front of you it will be to your right on the far side of the fire pit).

2. Turn knob opposite way to turn on gas!

3. Use the provided lighter and hold it close to the small rocks - it will then light up!

4. Do not leave gas running for long before lighting it (we advise to turn on the gas knob then take the lighter and light the flames right after turning on gas)

5. Make sure to fully turn off fire table (with knob).

*This may be hard to operate in very windy conditions

Hot Tub Instructions

HOT TUB

1. STAY on upper patio (by the bedroom window) DO NOT step down by the other sides of the hot tub.

2. Take off cover by starting on the right side.

3. Cover will begin folding.

4. Once folded in half slide cover into the COVER HOLDER (2 black prong side of the hot tub (non-view side)

5. While enjoying the hot tub, leave the cover in the holder.

6. When done with the hot tub, proceed to put the cover back on. Make sure that any part of the cover are not tucked into the inside of the tub

7. Adjust jets/function on inside panel of the hot tub. Please do not change the temperature from 104. Thank you!

USE GREY/COLORED Towels provided for the hot tub, please do not use your bathroom towels.
